SPM principals have a strong expertise in affordable housing, with more than 3,000 units developed, and 1000 currently owned and managed which account for more than $700,000 monthly gross income. Our presence in Atlanta since 2005, has enabled us to establish an excellent track record trough our working relationship with Atlanta Housing Authority, the local agency in charge of the Section 8 program. In parallel, we have been present in the Miami real estate market since 2002 which has allowed us to have a direct and personal relationship with Miami Dade Housing Authority, the local agency in charge of the Section 8 program. SPM counts with 30 direct employees and more than 50 indirect employees and sub-contractors. SPM has a very positive track record in property managing low-income properties, turning around distressed and underperforming properties, attracting better tenants and providing services to low income tenants in order to improve their quality of life. SPM has moved in 50 Section 8 tenants in Atlanta in the third quarter of 2008, has created Senior Groups participating in activities with different government and non-for profit agencies, Neighborhood Watch programs with the guidance and support from the Atlanta Police Department, Mentoring and Counseling Programs with the support of Atlanta Housing Authority-Relations Center, receiving distinctions from these agencies in recognition of the professionalism of our employees. SPM Miami has turned 3 market rent buildings into 100% Section 8 tenants in a period of 1 year.
