Foundation aggregates third-party commercial loan origination and offers competitive loan programs for investors in 1-4 residential units, single-family rental portfolios, multifamily apartments, mixed-use residential, and small balance commercial properties. In addition, the company co-manages third-party investment funds with industry partners.

Foundation's proprietary technology platform is a leading ecosystem designed for commercial real estate special servicing, private lending, and transaction management. It offers investors and borrowers access to real-time data analytics, integrated loan pricing and approval, and pre-foreclosure and pre-listing assets through its PropertyPortal™. The platform facilitates seamless information sharing between investors, borrowers, internal teams, and institutional sellers, improving transaction outcomes and enabling efficient decision-making throughout the asset management and loan origination cycle.

Foundation was spun out from American Mortgage Investment Partners (“AMIP”), an SEC-registered investment advisor and fund management company specializing in distressed real estate assets. Under the leadership of Ron McMahan, AMIP purchased approximately 20,000 units from 2014 to 2023, generating investor returns exceeding 35% IRR. In partnership with AMIP, Foundation developed its technology platform and is now strategically positioned to capitalize on the current dislocation in the commercial real estate lending and mortgage markets.
